Property Photoshoot & 3D Virtual Tour Preparation Guide


Investing in quality interior photography is a valuable step in presenting your property at its best, highlighting its character and making it more attractive to prospective guests or buyers. This guide is designed to help you maximise the impact of your property photoshoot or 3D virtual tour. Your property’s presentation is key, as you never know who might be viewing it.


Our photoshoots and tours in Courchevel and Meribel have helped our clients attract everyone from royalty to Hollywood stars!


Whilst photos allow for a bit more creativity (everything behind the camera is out of shot!), a 3D tour shows everything, so although preparation is the same for both, there are a few considerations to be made when doing a 3D Virtual Tour which are different from a Photoshoot


A 3D scan using the Matterport system always begins from the lowest level of the property, working upwards. If time is limited, prioritise preparing the rooms at the bottom first. Unlike photos, 3D tour images cannot be photoshopped, so it's crucial your property looks perfect before scanning begins. And don’t worry—if you’re not visible, you won’t appear in the tour!


Time Considerations

For large properties (400sqm+), allocate an entire day for the shoot. If possible, leave the property untouched the following day to address any unanticipated issues. This means not clearing items away, closing curtains, or moving anything until the scan is fully completed.


Note: This checklist is a general guide. Adjustments should be made to suit your property's unique features.


Pre-Shoot Checklist


  1. Dining Room

- Clean and declutter.

- Set the table for a meal—either breakfast or dinner.

- Light candles.

- Ensure enough place settings and chairs.

- Check that all lightbulbs are working.


  1. Living Room

- Clean and declutter.

- Light the fireplace and ensure there’s enough fuel.

- Ensure all lightbulbs are functional.

- Rearrange furniture and décor; pay special attention to cushions and pillows.

- Open curtains fully and arrange them evenly.

- Consider placing champagne in the living room.


  1. Bedrooms

- Make the beds and arrange pillows.

- Iron bed linens if needed—remember, in a 3D scan we can’t fix wrinkles later!

- Clean windows and mirrors.

- Open curtains, ensuring pleats are evenly spaced and not caught on anything.

- Remove personal items.

- Ensure all lightbulbs are working.


  1. Kitchen

- Clean and declutter countertops.

- Ensure appliances are in place and spotless.

- Open curtains, making sure pleats are even.

- Arrange dishes and cookware for a tidy presentation.

- Check all lightbulbs.


5. Bathrooms

- Clean and declutter countertops.

- Stock each bathroom with branded products.

- Arrange clean towels neatly.

- Align product labels to face the same direction.

- Open curtains and ensure pleats are even.

- Clean mirrors and windows.

- Check all lightbulbs.


  1. Cinema Room

- Clean and declutter, paying attention to any visible cables.

- Ensure all equipment is working properly.

- Open curtains, ensuring pleats are evenly spaced.

- Make sure all lightbulbs are working.

- Consider placing popcorn for added ambiance.


  1. Ski Room

- Clean and declutter.

- Organize ski equipment, including accessories like gloves, helmets, boots, and jackets.

- Display snacks or piste maps, if offered to guests.

- Ensure all lightbulbs are working.


  1. Swimming Pool & Jacuzzi

- Clean and declutter the area.

- Confirm that all equipment is functional.

- Place towels poolside.

- If necessary, fill the hot tub with clean water, ensuring the water level is correct. Hot tubs should be bubbling!

- Check all lightbulbs.


  1. Sauna

- Clean and declutter.

- Ensure equipment is in working order.

- Place towels in the sauna.

- Check all lightbulbs.


  1. Exterior Terraces

- Clear any snow or debris.

- Arrange outdoor furniture.

- Remove unwanted items such as brushes, shovels, or kindling.
